External Guidance Care For Park Home Owners.

When to Check! 

Brand new Lodges & Park Homes have very stringent time scales for reporting issues, these are often referred to as "Snagging" and be warned that some manufacturers need as little a 2 weeks and no more to report them.  


Furthermore the external inspections need to be carried out every 3 months, for it's lifespan, and Textured finishes will need to be painted within 2 years using the specialised Paint system such as Resitex Provide and their product Resifine, then again painted in 3 year intervals thereafter, & Masonry paints are not recommended! "Contact The Supplier or Warranty Company" if you are in any doubt. 


As an important side note:  if these inspections, repairs & Painting are not carried out by a registered business within the industry, your Warranty is likely to be voided with no merit if there is an issue, and unfortunately this is often the case!

NOTE: If you are considering having a brick skirt built or alike remember 1, not to fasten anything the Wall / Plinth.    2, leave an air gap of 25mm.    3, leave and access doors or removable panels to areas than need to be serviced eg: pipes, tie down anchor points or support stands.    Lodgeitech' s advice is to overcare always and abide to the manufacturers guidance at all times.

Where to Look! 

Areas around doors and windows are particularly subject to movement, fracture & cracking, also areas where cladding meets a Stucco, or Texture like finish.


Many have a plinth that pulls rainwater away from the Park Home wall, check the top of the plinth for cracking as this area in behind conceals the Sub Floor base, and the floor you walk on.   


Extractor vents, Outside Taps & Electrical outlets should all be checked thoroughly, and where anything protrudes / penetrates  or areas where additional / decorative items has been screwed to the walls, for example Lighting, Downpipes, name plates. 


Be reminded your Park Home walls are made of 8 x 4 Foot sheets and cracks can appear on the butt joints in the middle of a wall.

What To Do! 

Our advice is to thoroughly read through the Welcome Pack & the terms and conditions from your insurance / warranty companies. 


The product Resifine from Resitex we use is perfectly good a covering / filling small cracks, Large cracks we use the HGM texture, Silicone sealer is not suitable as it's not over paintable.


Silicone sealer should only be used where UPVc windows & doors etc meet cladding, or if you have an insulated -Siliconised Render System! 

 

External Park Home walls are made from either Plywood, or (MgO)Magnesium-Oxide Boards with seasonal transitions these boards will expand and contract & cracks are inevitable.

Where to Buy! 

Specialist External Park Home paints have elasticity engineered into them.


Re-application has been proven to be necessary, over half the repairs we under take the customer hands us a half full tin of masonry paint and says we was told on a Park home forum this is the stuff to use!  


We simply say "It's Not"!


We are experiencing home owners raising claims for defects that are being dismissed on the extended warranty the 3 to 5 / 3 to 10 / 5 to 10 or year warranties, and the sad truth is "The customer can not provide evidence of the maintenance"
